Majed bin Abdullah Al-Hogail, Minister of Municipalities and Housing, and held under the theme “Expanding Horizons: Real Estate Thriving.” The Forum is expected to attract significant local and international attention and participation. The Forum serves as a strategic platform bringing together global decision-makers to help reshape the future of real estate investment and ownership, and to advance the sector both locally and internationally. Morgan praised the work and activities of previous editions of the Forum, highlighting the serious and substantive discussions they featured. The event will be held from Jan. 27— 29 at the Four Seasons Hotel in Riyadh and will gather over 300 speakers from 85 countries to lead discussions on the direction of real estate. Under the theme “Future for Humanity: Shaping Dreams into Reality,” RFF 2025 will focus on innovations, sustainability efforts, and investment strategies reshaping the global property market. This year’s edition will also spotlight the Middle East’s $1 trillion real estate pipeline, which is driving changes in urban development and creating new regional economic opportunities. Saudi Arabia at the forefront of real estate evolution The Kingdom’s Vision 2030 reforms have positioned the country as a leader in real estate development, combining innovation, sustainability, and economic growth. Forum participants will get an in-depth look at major projects, including NEOM, The Red Sea Project, and Diriyah Gate, and their economic impact and long-term sustainability. The discussions will provide insights into how these initiatives are influencing the broader real estate landscape. A $1 trillion opportunity for global transformation With the Middle East witnessing an unprecedented wave of urban expansion, the real estate sector has immense opportunities and critical responsibilities. Edoardo Geraci, managing director and partner at BCG, told Arab News of the need for a paradigm shift. “Traditional real estate has often prioritized growth over sustainability, but the future demands a more holistic approach.” He added that beyond reducing carbon emissions, sustainable development must also consider social outcomes, such as inclusivity, affordability, and job creation. “Passive design principles and smart building technologies already enable a reduction of lifecycle carbon emissions by up to almost 40 percent, offering significant cost savings over time,” the expert said. Geraci also said the Middle East has a distinct chance to demonstrate how well-planned urban development can improve the quality of life, restore natural resources, and establish new standards for sustainable and resilient cities on a global scale. RFF 2025 themes and sessions Key themes and sessions at this year’s forum will encompass various topics, with over 30 high-level dialogue events and 25 in-depth workshops. Discussions on smart cities and digital transformation will explore the role of artificial intelligence and blockchain in real estate transactions and homeownership, innovations in smart buildings and urban infrastructure, and the impact of big data on market forecasting and investment strategies. Industry leaders, policymakers, and investors gathered at the Real Estate Future Forum in Riyadh, where key announcements highlighted Saudi Arabia’s ongoing focus on property development, investment strategies, and tourism expansion. Building on these initiatives, the governor of Asir region, Prince Turki bin Talal, revealed that the Public Investment Fund has nine projects in development, with four already launched and five underway. “The largest PIF projects in the Kingdom are in the Asir region,” the governor said, adding that this is accompanied by an investment portfolio valued at SR30 billion ($7.9 billion). Regarding hospitality, the governor highlighted that Asir currently has between 6,000 and 8,000 approved and licensed hotel rooms. In line with this momentum, he also announced that the Ministry of Sports has officially recognized Abha’s World Cup bid as the best in the Kingdom. Meanwhile, Prince Saud bin Talal, governor of Al-Ahsa and acting CEO of the Al-Ahsa Development Authority, outlined plans for expanding the hospitality sector in the region. “In our pipeline, we have more than seven or eight hotels and over 25 rural lodges. Among the key developments are three five-star hotels: Hilton, Radisson Blu, and Hilton Garden Inn,” he said. The Saudi Minister of Tourism Ahmed Al-Khateeb underscored the rapid growth of the hospitality sector, revealing that the Kingdom currently has 475,000 hotel rooms, with projections to reach 675,000 by 2030. Regarding hyper-tourism, he discussed the impact of the King Salman International Airport expansion and Riyadh Air, forecasting that at least 50 percent of the Kingdom’s tourism will be centered in the capital, while ensuring that efforts will not push the figure beyond 80–90 percent. The expansion of King Salman International Airport is a key milestone in Saudi Arabia’s aviation growth, aligning with the country’s Vision 2030 objectives. The first phase of the Terminal 1 expansion at King Khalid International Airport in Riyadh was inaugurated on Jan. 8, increasing the airport’s capacity to accommodate up to 7 million passengers annually. This follows the completion of Terminals 3 and 4 in November 2022. The airport has consistently been recognized as the Kingdom’s top-performing facility, upholding the highest compliance and operational standards. In the financial sector, the Chairman of the Capital Market Authority Mohammed El-Kuwaiz highlighted the increasing focus on Saudi Arabia’s real estate investment market. “Today, we have approximately 55 files for IPOs (initial public offerings) in the financial market, covering various sizes and companies. Around 20 percent of these files belong to real estate companies of different types,” he said. He emphasized the growing diversity in real estate services, including developers and marketers, aligning with the Kingdom’s goal of securing financing across all productive sectors. El-Kuwaiz further provided insights into best practices for listing companies, saying: “The best time to list a company is when its financial situation is stable and its funding needs are clear.” He added: “If you’re prepared to share information as if they were partners, involve them in decision-making as if they were partners, and handle conflicts of interest as if they were partners, then you’re welcome.” In a landmark decision, he also announced that listed companies owning properties in Makkah and Madinah can now welcome foreign investors, effective immediately. “On behalf of the CMA, we congratulate these companies,” he said. Industry leaders, policymakers, and investors gathered at the Real Estate Future Forum in Riyadh, where key announcements highlighted Saudi Arabia’s ongoing focus on property development, investment strategies, and tourism expansion. Building on these initiatives, the governor of Asir region, Prince Turki bin Talal, revealed that the Public Investment Fund has nine projects in development, with four already launched and five underway. “The largest PIF projects in the Kingdom are in the Asir region,” the governor said, adding that this is accompanied by an investment portfolio valued at SR30 billion ($7.9 billion). Regarding hospitality, the governor highlighted that Asir currently has between 6,000 and 8,000 approved and licensed hotel rooms. In line with this momentum, he also announced that the Ministry of Sports has officially recognized Abha’s World Cup bid as the best in the Kingdom. Meanwhile, Prince Saud bin Talal, governor of Al-Ahsa and acting CEO of the Al-Ahsa Development Authority, outlined plans for expanding the hospitality sector in the region. “In our pipeline, we have more than seven or eight hotels and over 25 rural lodges. Among the key developments are three five-star hotels: Hilton, Radisson Blu, and Hilton Garden Inn,” he said. The Saudi Minister of Tourism Ahmed Al-Khateeb underscored the rapid growth of the hospitality sector, revealing that the Kingdom currently has 475,000 hotel rooms, with projections to reach 675,000 by 2030. Regarding hyper-tourism, he discussed the impact of the King Salman International Airport expansion and Riyadh Air, forecasting that at least 50 percent of the Kingdom’s tourism will be centered in the capital, while ensuring that efforts will not push the figure beyond 80–90 percent. The expansion of King Salman International Airport is a key milestone in Saudi Arabia’s aviation growth, aligning with the country’s Vision 2030 objectives. The first phase of the Terminal 1 expansion at King Khalid International Airport in Riyadh was inaugurated on Jan. 8, increasing the airport’s capacity to accommodate up to 7 million passengers annually. This follows the completion of Terminals 3 and 4 in November 2022. The airport has consistently been recognized as the Kingdom’s top-performing facility, upholding the highest compliance and operational standards. In the financial sector, the Chairman of the Capital Market Authority Mohammed El-Kuwaiz highlighted the increasing focus on Saudi Arabia’s real estate investment market. “Today, we have approximately 55 files for IPOs (initial public offerings) in the financial market, covering various sizes and companies. Around 20 percent of these files belong to real estate companies of different types,” he said. He emphasized the growing diversity in real estate services, including developers and marketers, aligning with the Kingdom’s goal of securing financing across all productive sectors. El-Kuwaiz further provided insights into best practices for listing companies, saying: “The best time to list a company is when its financial situation is stable and its funding needs are clear.” He added: “If you’re prepared to share information as if they were partners, involve them in decision-making as if they were partners, and handle conflicts of interest as if they were partners, then you’re welcome.” In a landmark decision, he also announced that listed companies owning properties in Makkah and Madinah can now welcome foreign investors, effective immediately. “On behalf of the CMA, we congratulate these companies,” he said. Foreigners can now invest in Saudi-listed firms owning real estate in Makkah and Madinah, with non-Saudi ownership capped at 49 percent. The CMA said in a press release that the move enhances market competitiveness and supports Vision 2030. The Real Estate Future Forum, running from Jan. 27 to 29 at the Four Seasons Hotel in Riyadh, aims to serve as a global platform for shaping the future of real estate. قدم الأستاذ عبدالله الحربي، الرئيس التنفيذي لمنتدى مستقبل العقار ورئيس الاتحاد الدولي للعقار بالمملكة التهنئة إلى مقام خادم الحرمين الشريفين الملك سلمان بن عبد العزيز، وسمو ولي العهد الأمير محمد بن سلمان بن عبد العزيز، بمناسبة الاحتقال بالذكرى الخامسة والتسعين لليوم الوطني للمملكة، معتبراً هذه المناسبة فرصة عظيمة، يستلهم فيها المواطنون الدروس والعبر، في كيفية صناعة الأوطان، وبناء المجد، وكتابة التاريخ، والوصول إلى أبعد نقطة من التقدم والتطور بأقل مجهود. وأضاف الحربي: إن "ذكرى اليوم الوطني تحل على المملكة في هذا العام، حاملة معها المزيد من الإنجازات النوعية، التي يحققها ولاة الأمر، تحت مظلة رؤية المملكة 2030، وفي مقدمتها إنجازات المجال الاقتصادي، الذي سلك طريق التطور والنمو بوتيرة سريعة وثابتة، تعكس حرص القيادة الرشيدة على تحقيق كل تطلعات الوطن والمواطن". وتابع "إذا كانت مسارات الاقتصاد الوطني حققت نجاحات ملموسة خلال سنوات الرؤية، فإن مسار العقارات تحديداً، سيكون بمثابة الحصان الأسود في المنظومة الاقتصادية، خاصة بعد التوجيهات الأخيرة التي أعلن عنها سمو ولي العهد، لتعزيز التوازن في أسواق العقار داخل العاصمة الرياض، بعد موجة غلاء مستشر للمنتجات العقارية أربكت الجميع"، مبيناً أن "هذه التوجيهات تعكس حرص القيادة الرشيدة على تهيأة الأوضاع المناسبة للمواطن، حتى يتمكن من امتلاك سكن مناسب له، فضلاً عن تهيأة المناخ المناسب لرجال الأعمال لضخ استثماراتهم في مشاريع عقارية". ورأى الحربي أن التوجيهات العقارية بمثابة دعم استثنائي من سمو ولي العهد لقطاع العقار. وقال "هذا الدعم ليس موجهاً لأسواق الرياض فحسب، وإنما لعموم أسواق المملكة، حتى يتمكن القطاع من تحقيق مستهدفات رؤية 2030، وفي مقدمتها الوصول إلى نسبة التمليك في صفوف المواطنين إلى 70% بحلول 2030، إلى جانب جذب الاستثمارات الأجنبية والوطنية إلى القطاع، وهو ما يساهم في تنويع مصادر الدخل القومي، باعتباره أحد الأهداف الرئيسية لرؤية المملكة"، مضيفاً أن "التوجيهات العقارية تميزت بالشمولية، الأمر الذي ساهم في ضبط الأسواق بدرجة مطمئنة، وإعادة التوازن بين العرض والطلب في الأسواق، بعد توفير منتج الأراضي البيضاء وبمساحات شاسعة، تحفز على إنعاش عمليات البناء والتشييد". وعاد الحربي ليؤكد أن ما شهده قطاع العقار، شهدته قطاعات أخرى كثيرة، تعكس حرص القيادة الرشيدة على النهوض بالوطن، ويأتي الاحتفاء بملامح هذا النهوض في مناسبة اليوم الوطني، التي ستبقى ذكرى عزيزة وخالدة، يعتز بها المواطنون جميعاً، وفيها نسترجع كان كان الوطن قبل 95 عاماً، وكيف أصبح اليوم، لندرك حجم التغيير والتطوير الذي طرأ على المملكة، بكفاح قادتها على مر العصور، وسواعد أبنائها الذين تسلحوا بالعزيمة والإصرار".

Former US President Bill Clinton praised Saudi Arabia’s Vision 2030 initiatives on Wednesday, highlighting their role in creating new opportunities for individuals to realize their full potential. Speaking on the final day of the Real Estate Future Forum in a panel titled “A President’s Perspective: Bill Clinton at RFF 2025,” the 42nd president of the US lauded the Kingdom’s efforts to unlock human potential and foster inclusive development. “The things that Saudi Arabia is doing now will provide more opportunities for more people to live up to their fullest capacity, and I think this is important,” Clinton said. He emphasized the importance of Vision 2030 as a strategic framework for sustainable growth and encouraged other countries to take note. “I think it (Vision 2030) is very important and it’s worth investing in,” Clinton remarked, adding, “I think that we, Americans, should come here and study this 2030 plan and ask ourselves what is our equivalent.” Clinton expressed a long-standing admiration for Saudi Arabia, stating, “I’ve always felt drawn to this country.” He highlighted the development of human potential as a key driver of the future, adding, “I think that the ability to develop human potential will determine the future.” Reflecting on his recent visit to Diriyah, a historic district undergoing significant transformation, the former president described the experience as remarkable. “I visited Diriyah last night and I think it was breathtaking,” he said. Addressing the Saudi youth, Clinton underscored the value of career autonomy in a rapidly evolving job market, acknowledging the various opportunities the government offers to young Saudis. “It’s a gift to be able to decide what to do with your working hours,” he told the youth, reinforcing the importance of choice and purpose in their professional lives.
